For residential real estate purchases, we issue the 1998 ALTA Homeowner's Policy to maximize the insurance protection to homebuyers. Why? Because this policy is designed specifically for 1 to 4 family residences, and provides the best coverage available for the biggest purchase of people's lives.
Although many consumers do not realize that we are providing title insurance to the lenders involved in real estate transactions, that is a highly important function. To that extent, we work with lenders to provide them the most recent ALTA 2006 Loan Policy, and the appropriate policy endorsements to protect their interests.
For transactions involving real estate that is not a 1 to 4 family residence, this policy provides the proper title protection. Many consumers or real estate professionals may be familiar with the 1992 ALTA Owner's Policy, but this newer 2006 policy is now the default standard policy that should be used in all transactions where the Homeowner's Policy does not apply.
